There are about 15,000 deed-restricted home sites of which 4,700 are waterfront. The canals are wide but with variable depth. Some flow under bridges with 10 feet of clearance’ some have less. A good number of property owners enjoy sailboat access with no bridges at all to the bay.
All lots are connected to central water and sewer. Sweet! You don’t have to mess around with a well and septic tank. That is already another big plus.
South Gulf Cove enjoys a very active voluntary HOA association for the betterment of the entire community. Yacht Club Membership is also available and open to any person who resides or owns property within South Gulf Cove. The optional HOA membership dues are $120/year subject to change without notice. South Gulf Cove activities
South Gulf Cove is still a hidden gem. There are still many lots available, and many of them are canal front properties.
You will notice that new homes are popping up like mushrooms after a warm summer rain, and anytime soon the best building lots will be gone. There are still many lots left, but you know how that works: many of them will only be second best.
As the area has been more developed, retail shopping followed and is now just minutes away. Waterfront Restaurants, the Pioneer Bike Trail, parks, and boat/kayak launches are nearby. The white sandy beaches of Boca Grande and Englewood are also nearby.
Golfers have access to 4 golf courses: Long Marsh, Palms, Oakland Hills and Cape Haze. Because the area is growing, Gasparilla Road is under construction and will soon become a four-lane highway, with easy access to get in and out of the community. Sidewalks are being built so you can walk and bike safely for miles and miles.
For all those who would like to build a brand new home, without being in a gated community, this is a tremendous opportunity. There are quite a few reputable builders who build beautiful homes. Either they or you choose the lot, and 6-8 months later you move in. You have to choose! You can be on a saltwater canal or on a sailboat water. If you don’t need/want to be on the water, you can still buy a lot for under $20,000, and be happy.
