Chestnut Creek located in Venice Florida, consists of 7 subdivisions with approximately 570 homes. Most of them have a lake and/or nature preserve view. A quiet cul-de-sac leads into the community with that big lake in the center. A roundabout goes around the lake, and, like spikes of a wheel, streets are pointing to the subdivisions. Shopping, restaurants, and medical facilities are close by; it takes only a few minutes to get to Venice Downtown and to the area beaches. The interstate I-75 is also only minutes away. The tree international airports (Sarasota, Tampa, and Fort Myers) can be reached in a short time. Yes, the location is one of the reasons why so many people like the community.

The Villas of Chestnut Creek with 58 units and The Pendleton Villas (60 units) are the only 55+ communities. The size of the villas varies between 1,200 -1,537 sq ft. The lots in Pendleton are a little more open, whereas the Villas of Chestnut Creek are nestled into lush vegetation with mature oak trees creating beautiful shade. The Villas of Chestnut Creek offers a heated community pool, a tennis court, shuffleboard, and gazebos. With $176/month( please check with us as the fees change over time), the monthly maintenance fees are very reasonable.

The Isle of Chestnut Creek (units 1 & 2) is another sub-community with 71 homes in the 1,200 – 2,200 sq ft range.

Chestnut Creek Estates are divided into two different sections: Unit 1 & 2 of the Estates has smaller homes. 1,300 – 1,717 is the size of them. 70 homes are located in this section.

Unit 3 & 4 of Chestnut Creek Estates is the larger part of the two. 98 homes are in units 3 & 4. The square footage of the houses can be as small as 1,880, with the biggest ones with 3,000 and over.

Chestnut Creek Lakes has 78 homes. The size of the houses is very moderate:  920 – 1,800 sq ft is the size of the homes in this subdivision.

66 homes (1,425 – 2,300 sq ft) are in the Chestnut Creek Patio Home section. Homes in the Patio sub-division are very distinct in comparison to the other Chestnut Creek divisions: they are very uniform with their white walls and orange-red tile roofs.

The last subdivision of the Chestnut Creek community is called Manors of Chestnut Creek.  70 homes are located in the Manors of Chestnut Creek section. The smallest homes have 1,800 sq ft, the biggest ones are around 2,500 sq ft.

Each sub-division has its own amenities. All 7 subdivisions are deed restricted. However, the extent of the restrictions varies from sub-division to sub-division.
