Pinebrook South a great community in Venice with low HOA fees

Updated in October 2019! Pinebrook South in Venice Florida can simply be described as “a great neighborhood in an excellent location.” The community is close to Venice Downtown and the beaches but far enough away from the noise and traffic of US 41.

If you are looking for brand new homes in a brand-new  community, with brand new facilities – but further away from the downtown area or the beaches …..you need to look for names like “Grand Palms,” “Grand Paradiso” or “Sarasota National.” However, if you are looking for charming older homes in the heart of Venice, close to everything and surrounded by beautiful mature landscaping, for homes, which are priced well but need a little TLC ……. you might want to continue reading.

“Where is this place?” you may?  Here it is: 1974 was the birth year of a new community in Venice. The  250-acre community, located in the northeastern section of Venice, created a new trend in the area. Pinebrook South, a planned unit development (PUD) with utility lines underground, city water and sewer, paved and curbed roads, sidewalks, 25 acres of lakes, recreation facilities (boat ramp and dock, clubhouse with community pool, shuffleboard, tennis courts, nature trails)  was really unique at that time.

453 single-family home sites were available in that new community, and they sold fast. Soon all homes were completed. A lot of them back up to the lakes or to nature preserves. One goal of the developer was to save as many trees as possible to maintain the beauty of the landscape. Although numerous trees had to be replaced in the meantime, you can still see the original concept at work. It can best be described as “mature landscaping, ” and it looks very “Floridian.”

Is it right that Pinebrook South has a community boat ramp and a boat dock? Is the neighborhood on a canal? Nope, it is  “Curry Creek” located at the north end, right next to the community center, which is providing access to the Gulf of Mexico. The Creek is wide and deep enough for canoes, kayaks and small boats. If you don’t want to clog up your garage with your kayaks, you can keep them in an open boat rack right at the ramp. 

Real Estate in Pinebrook is fairly diversified. Most of the homes starting in the mid $200,000 range. However, if you are looking for a pool home on a lake with more space and all the bells and whistles, which has also been completely remodeled, you may be facing a price sticker in the mid to high $300,000.

Of course, there are some deed restrictions in Pinebrook South, but compared with other communities, there are very few – let us call them- “common sense” rules: Boats and RVs need to be in a garage. You cannot erect 20′ high fences – 6′ is enough, and no cattle and poultry in your backyard, please, – but cats and dogs are allowed. As mentioned before, this is all that “common sense stuff” which has to be written down to keep the community neat and clean and the value of the homes stable. HOA is mandatory, but the $350 annual fee is as low as it can get.

We talked about Pinebrook South. Now, what if you wanted to live in Pinebrook North? Well, in this case, you need to go to North Carolina. The same developer built Pinebrook North up there, and it is indeed further north. That makes sense, right?
