Where is the next “Albert Einstein” coming from?

You have probably never heard the name “Osprey,” Florida, right? Yes, of course, it is the name of a bird, you’re right, but it is also the name of a community in Sarasota County. Why is this even worth mentioning, you may ask? Well, this is the place where  “Pine View School” is located, and  this particular school has just been rated “#1 School in Florida” and  “#6 in the nation.” This may be good news for you if you ever wanted to enjoy the year-round beautiful weather in the Sunshine State without “leaving your kids behind.” Send your kids to Pine View and let them build a solid foundation for their future careers. We don’t know if they will be as famous as the developer of the general theory of relativity one day, but what the heck, why don’t you give it a try? By the way, Osprey is only a stone’s throw away from the best beach in the US….the #1 rated Siesta Key Beach…… Sigh! Another #1 rating…… However, if you are looking for a home within a short distance to  “Pine View School” you will find some really nice neighborhoods in that area. Woodlands at Rivendell is a community with newer homes, like Park Trace and Willowbend. Do you like boating?  Southbay Yacht & Racquet Club might be your choice. They have a harbor where you can park your little 50′ cruiser. For those of you looking for […]

I can’t believe it – there are communities in Sarasota and Venice with low Homeowners Association Fees!

The startling truth about the cost of living in Sarasota is………that it is “challenging” in some places – money-wise. If money didn’t matter, there’d be plenty of fabulous places to spend the retirement or to raise your kids. A penthouse on Longboat Key, overlooking the beautiful Gulf of Mexico, or a 4,000 sq ft Pool-Home in the Oaks Club, with golf course view, would be perfect. Perhaps a beautiful property in one of Sarasota’s most beautiful Ranch Communities would be your dream? Bring your animals and have fun in the sun. You will all love it! Unfortunately, for many , money does somehow matter. You may be able to buy a great home at a rock-bottom price, but when the monthly Homeowners Association bill hits your mailbox, your face may turn a whiter shade of pale. Paying the price for the home is one thing, coming up with the monthly expenses for the years to come can become a real task …..and it can put a noticeable dent in your retirement funds. You know already, there is not too much you can do about taxes and insurance. Only the assessed value determines the amount of your property tax. If you want to pay fewer taxes, you can just buy a cheaper property, or you can try to bribe the county property appraiser? Shopping around for homeowners insurance may save a few dollars more. Comparing different companies and different policies can save you hundreds […]

The risk of remodeling your home in Venice Florida without a proper permit

Some people always  need to learn it the hard way …and one of our sellers recently did so too. This blog is about permits, cutting corners and (not) saving money. Although, you can save a lot of money when you are handy and know how to swing a hammer, when it comes to “major home modifications” you need to think twice what you are doing. If you don’t ever want to sell your home, or if you are sure that you will never have an insurance claim, you may get along with your “none permitted” roof replacement (unless a “nice” neighbor turns you in – what exactly happened to one of our sellers). Be aware that most cities and counties require that homeowners obtain a permit before carrying out major modifications, and they are enforcing the permit laws vigilantly. Ignorance of the law is no protection against punishment! What is a major modification? This is a question the building department can answer best, or you can find the exact information on the building department’s web site. Here are a few major modifications for Sarasota County: Roof replacement, A/C replacement, replacement of doors and windows, installation of hurricane shutters, major plumbing … the list goes on and on and is not complete, but it might give you an idea. At this point, you may ask yourself what a homeowner actually can do without a permit. The answer is: Not a lot – it basically […]

Why buy a new home in Venice, FL? Emotional Factor to Newness.

Some homebuyers will take nothing less than a brand-new home with the idea that no one else has used the bathroom. Others prefer a home with character in an established and mature neighborhood. Personal preferences aside, there are pros and cons to each option. Pro’s and Con’s There is no question that some people prefer that ‘new-home smell’ and on top of that many people like to personalize their home by picking out everything from the beginning. Some buyers find it a financial incentive that buying a new home will typically require less maintenance for years to come. They love the peace of mind that comes along with the builder’s warranty. In addition, your new home is built with new efficient appliances, walls, ceiling and floors with more insulation, dual pane windows and new efficient heating and cooling systems, all of which saves you MONEY. On the financial side builders often offer some incentives like giving a credit if you use their Lender, should you finance your home purchase. The best value for a new home is available if you buy into a development when it is nearly complete. . If you need to sell in a year or two, you don’t have to compete with new construction. On the other hand, new developments have the advantage of pre-construction pricing and you will have a better choice of premium lots. You should consider staying in that house for a longer period […]
